Demolish old building and rebuild

The original building on this site had to be demolished with a large quantity of rock excavation required on the busy Baltimore main street.

A large quantity of rock excavation was necessary as this site was situated in the centre of Baltimore , where traffic and congestions is ongoing. Careful management skills and negotiations with adjoining property owners was critical for the delivery of the project to limit hassles during works.

The project required skilful planning and coordination with all parties involved - the client, design team and contractor to progress all the elements of the works and deliver the project to the exact requirements of the client.

Health and safety was a critical element of the project. Due to the busy and dangerous site location, the safety procedures had to be reviewed on a daily basis by management and workforce to prevent accidents to the public and our own workforce.

The limited space available on site demanded careful planning by management for plant and deliveries of materials.

The client required the bar to be completed as soon as possible as he wished to start trading and create a cash flow. This created a phasing element in construction and careful organisation with all parties was necessary for the completion of the project.

Renovation of Centra in Clonakilty

Renovation of supermarket premises.

Client: Aiden Scally.
Phased development of supermarket and apartments for Aiden Scally under the supervision of design team Nestor and Kelly. The construction team had to proceed in phases to allow the supermarket continue trading.

The construction team with the cooperation of the client and his workforce, had to comply at all times with a strict health and safety plan. This plan had to be updated on a daily basis to ensure the safety of customers and workers.

With the cooperation of our loyal experienced staff, good management skills and the clients help, the project progressed smoothly for all involved.

The restricted time, scale noise reduction and working conditions at times demanded unusual working hours.

With the supermarket completed in two phases, the client was able to use his new premises to his desired requirements and the construction of the apartments continued were completed as promised.

The works had to be carried out in phases, while the client kept trading. This required careful planning and organization with the design team. The client and our own management team kept the project progressing.

Development of medical clinic and apartments on a compact corner site.

The design required a very selective finish, curved shaped eye catching building, in a very prominent location.

The site was a very compact corner site, serving a very busy street and demanded very efficient management skills.

The project demanded overtime and unusual working hours in order to comply with a restricted time scale and traffic problems.

The very unusual external finishes demanded a very skilled and experienced workforce.

2) A restricted site with no entrance from the rear demanded efficient management skills.
3) An ornate tudor style finish was designed for the front facade of the building which required excellent joinery skills.
4) the finished product was meant to operate as a modern banking facility suitable for all modern banking equipment and staff efficiency.
